I Visited One of UK's Best Market Towns and Was Shocked by House Prices

A recent visit to Beccles, a market town in Suffolk nestled on the banks of the River Waveney, has left me astonished by its affordable house prices and undeniable charm. Despite being named among the UK's best places to live, this town remains accessible and welcoming, offering a perfect day trip destination.

A Town Full of Charm

On a gloriously sunny spring day, the atmosphere in Beccles was infectious. Locals and visitors alike strolled through blossom-strewn streets, accompanied by a busker's cheerful rendition of Leonard Cohen's Hallelujah. The town's history dates back to Elizabethan times, with architectural gems including a Gothic church, Georgian townhouses, and half-timbered buildings. The compact town centre is ideal for leisurely walks, with a fine selection of independent shops such as Books & Crannies, a well-priced second-hand bookshop.

Affordable Living

Beccles frequently appears in lists of the best places to live and is highly recommended for those exploring the East of England. Despite its accolades, property remains reasonably affordable. A quick check on Rightmove reveals houses available for around the £200,000 mark, significantly below the UK average of £268,000.

A Unique Stay on the Water

My family stayed at Hippersons Boatyard on the town's outskirts, which offers glamping, floating homes, and moorings. Our accommodation, Wild Cat Island, was a floating pod once featured on Channel 4's My Floating Home. Surprisingly spacious, it includes two bedrooms, a full bathroom, and a terrace perfect for feeding swans. The gentle rocking motion, noticeable only when standing still, soon became relaxing rather than unsettling.

Exploring the River Waveney

We hired a small boat for a day on the River Waveney. After a brief tutorial from patient staff, navigating the calm waters became second nature. A picnic basket from local café Relish, filled with homemade sausage rolls, pastries, and rolls, made for a delightful lunch. The boat's low speed allowed us to appreciate the natural beauty, gliding past ducks and spotting wildlife among the reed beds.

Dining at Oak Fired

Our day concluded at Oak Fired at the Royal Oak, a pub turned pizza restaurant. It is only the third restaurant in the UK licensed to make True Neapolitan Pizza, a protected style. The pizza featured a perfectly soft, thin dough, arguably the most authentic Italian pizza I've had outside Italy. Owner Paul switched from pizza-making to hosting, greeting us and regulars with warmth.

Returning to our accommodation through quiet streets, we sat outside under starry skies before falling asleep to the gentle rocking of the river.
