A Bel Air mega-mansion boasting 59 bathrooms has been listed for $400 million, ensuring no one ever has to wait for the bathroom again. Real estate agents describe the property, which has ties to the Qatari royal family, as the 'crown jewel of Los Angeles.'

Record-Breaking Price

Located at 11201 Chalon Road, the estate hit the market on Wednesday. If sold at the asking price, it will become the most expensive home in the United States, surpassing billionaire Citadel founder Ken Griffin's $240 million New York City property.

Massive Compound

The sprawling compound includes a main house and a guest house, with a combined 39 bedrooms and 59 bathrooms. It also features a salon, a hammam (traditional Middle Eastern steam bath), and an X-ray machine, allowing the homeowner to host private doctor appointments without leaving the estate, according to listing agent Michael Fahimian of The Beverly Hills Estates.

Construction and Ownership

The current homeowners, who have ties to the Al-Thani family, purchased the 7.8 acres of land for $35 million in 2010. Construction took 10 years and cost over $350 million. Although the owners have not been identified, they reportedly own several properties in Los Angeles.

Affordability Concerns

With such a high price tag, questions arise about potential buyers. Co-agent Jack Harris told The Wall Street Journal: 'There's a handful of people who can afford something like this.' Fahimian added: 'This is truly a half-billion investment that the family has put into the estate. It's not like we're just getting some listing in Bel Air and saying: "Let's put it on for $400 million to get press."'

Design and Amenities

Designed by architect Peter Marino, the estate offers 70,000 square feet of living space, three swimming pools, and a tennis court. The main house has 10 family bedrooms and 13 staff bedrooms, totaling about 50,000 square feet. It overlooks the Bel Air Country Club and provides views of the canyons, city, and ocean.

The 30,000-square-foot guest house includes six family bedrooms, 10 staff bedrooms, a chef's kitchen, a gym, and its own pool. Fahimian estimated the guest house alone could fetch $75 million if sold separately.

Additional Costs

If the price isn't steep enough, the new homeowner would also face around $40 million in closing costs and $1.4 million annually in property taxes. California's proposed tax on billionaires could further complicate the sale. If passed, the law would impose a one-time 5% tax on a billionaire's net worth to fund healthcare, education, and food programs.

The listing describes the property as 'widely regarded as one of the most expensive single-family residences ever built in the United States, no expense was spared in the design or construction of this global masterpiece.'
