25 Affordable Homes Planned for Afan Valley

A Neath-based social housing provider has launched a public consultation on plans to build 25 affordable homes in the Afan Valley. The proposed development would occupy two vacant parcels of land off Pen-Y-Bryn and Menai Avenue in the village of Croeserw.

Details of the Proposed Development

The Welsh housing association, which manages over 9,000 homes, is seeking feedback before submitting a formal planning application to the council. The plans outline 25 properties that would be 100% affordable, comprising a mix of semi-detached houses, one-bedroom apartments, and an assisted living block designed to cater to a variety of needs.

One plot fronting Pen-y-Bryn previously contained homes that were demolished around 2009. The new scheme aims to restore the street scene and contribute to the local area.

Vision and Impact

A report on the plans states: “The vision for the site was the provision of a high-quality residential development, providing affordable dwellings. The aim is to create a new development with its own unique sense of place but also one that pays due respect to its setting.”

It adds: “The redevelopment of both sites will make a much-needed contribution to the street scene. The use of the larger assisted living block on site 2 will also provide a key building for the area but the natural topography of the site will ensure that the mass of the building will be placed against the hill and would not dominate the neighbourhood.”

The plans come after proposals for a major road infrastructure scheme in the Afan Valley, which could involve realigning a local road and demolishing failing railway bridges.
