102 Homes Approved Next to Stalybridge Train Station

A 102-home residential scheme next to Stalybridge train station has received final approval from Tameside Council. The development, led by Bankfoot APAM on behalf of the Greater Manchester Pension Fund, will transform unused land into a mix of three-storey townhouses and apartment blocks.

Details of the Development

The scheme includes 44 townhouses and 58 apartments, all available at affordable rates (up to 80 per cent of market value). The site encompasses the current Harrop Street car park, industrial buildings off Water Street, and land historically occupied by Rassbottom Mill, which will be cleared for construction.

Residents will benefit from quality private spaces such as front and rear gardens, roof terraces, and access to a new riverside public realm. The plans also include 56 car parking spaces, 120 cycle storage spots, and tree plantings.

Part of Broader Regeneration

This development forms the first residential phase of a larger overhaul of Stalybridge's western edge, funded by an £11.1m scheme. The broader project includes new housing, improved roads, public realm upgrades, a new multi-storey car park, and a pedestrian footbridge across the River Tame.

The new multi-level car park will replace existing surface-level parking lost when the council sold off land for the development. The footbridge aims to improve access to the new residential quarter.

Community and Heritage Focus

Planning documents state: “Stalybridge was once a leader in the cotton manufacturing industry of Victorian Britain, the town has been shaped around its industrial heritage, utilising its natural assets for industrial growth. Our proposals look to support Stalybridge’s connection to the river that once shaped the town’s growth. An ambition to create a new vibrant residential-led neighbourhood for the town; incorporating good quality public realm, high quality design and delivering uses that encourage engagement and inclusion with the local community.”

The scheme aims to deliver regeneration of the town centre, attract further investment, and provide vital new housing.
