200-Year-Old Rochdale Pub to Be Converted into 10 Flats
200-Year-Old Rochdale Pub Converted into 10 Flats

The Reed Hotel, a historic pub on Reed Hill in Rochdale that has stood for approximately 200 years, is set to be converted into 10 apartments. The Grade-II listed building, believed to have been built around the end of the 18th century, is currently boarded up and in a dilapidated state, according to developer Brightwise Properties.

Conversion Details

Plans submitted to Rochdale Council propose transforming the pub into eight one-bedroom and two two-bedroom flats across its four floors. The scheme involves significant interior demolition to accommodate the new units, but the building's footprint will remain largely unchanged. New windows and a single-storey rear extension, using materials that match the existing structure, are also planned.

Historic Preservation

Brightwise Properties describes the proposal as a 'sensitive conversion' that will maintain the building's listed status and historic architectural features. The developer stated: “We consider that there is very little harm to the building from the proposal in consideration of its potential for all other uses which are limited. I feel that there is a public benefit to the community by the provision of housing.”

Location and Context

The pub is located just off Reed Hill, a stone's throw from Rochdale's main high street, making it an ideal location for housing, according to the developer. The building has been empty and deteriorating for some time, and the conversion aims to give it a new lease of life while addressing local housing needs.
