According to a survey of 500 estate agents, a boarded and easily accessible loft space can increase the value of a four-bedroom property by nearly £18,000, specifically £17,677. For a three-bedroom home, the boost is £13,821, while a two-bedroom property can see an increase of £9,867.

Sellers are under mounting pressure to make their properties stand out and avoid prolonged market listings, leading many homeowners to seek budget-friendly ways to enhance appeal and value. The research, commissioned by LoftZone, found that nearly nine in ten (88%) estate agents report that homeowners are increasingly looking for economical methods to add value without the expense of an extension or full renovation. Properly fixing up a loft was named the most overlooked method of immediately adding value to a home, cited by 31% of agents. This approach can provide a significant return on investment for as little as £260, achieved through raised loft boarding and insulation work.

Peter Thum-Bonanno, co-founder and CTO of GetAgent, commented: "Lofts are one of the most undervalued spaces in a property, and sellers who recognise that are increasingly seeing it reflected in their home's value. In line with wider market trends, buyers are focused on practicality and unlocking more usable spaces, so a loft that is safe, accessible, and genuinely usable isn't just a nice-to-have; it justifies higher asking prices." He added that storage space is a highly requested feature, and boarded lofts with lighting and proper ladders signal a well-thought-out home, boosting buyer confidence and often leading to higher offers.

The demand for loft space is evident, with 52% of house-hunters often or always including a loft space on their list of non-negotiables when shortlisting properties, according to OnePoll.com data. Furthermore, 55% of buyers have lowered their offer due to a non-functional loft space. Consequently, a fifth of agents recommend sellers improve their lofts on every listing.

They also recommend ensuring adequate head height, level and safe flooring, and sufficient ventilation for improved air quality. Appearance matters too: 27% of agents noted that a nicely decorated loft adds appeal, while 18% felt continuity with the rest of the home can be the finishing touch.
