Sheffield Family Home with Built-In Chip Shop Hits Market for £300,000
Four-bed Sheffield home with 40-year-old chip shop for sale

A truly unique property has come onto the market in Sheffield, blending family living with a thriving local business. For £300,000, buyers can acquire not just a four-bedroom semi-detached house, but a fully operational fish and chip shop that has been a community staple for over four decades.

A Home Steeped in Community and History

Seller Sam Lund, 50, is wrapping up a lifetime in the trade for a new start with her husband, Stephen. She moved to the Stannington area of Sheffield in 2007 with her late husband, John, from Lowestoft in Suffolk, where they also ran a chippie. The couple were astounded by the space and the stunning view across the Rivelin Valley their new home offered.

They soon renamed the attached shop 'Nosh’s Chips' after John's nickname, embedding themselves in the neighbourhood. Sam emphasises that running a chip shop is a powerful way to integrate into a new area. "It is a brilliant way to get to know people," she said. "This chip shop has been here for over 40 years so it is a real fixture."

A Story of Love, Loss, and New Beginnings

Tragedy struck in 2018 when John died aged 56 from an aggressive cancer. His popularity, forged through the shop, was evident as his funeral cortege stretched half a mile. "Having the chip shop and his personality made him a very popular local figure," Sam recalled.

She later remarried John's friend, Stephen, a bathroom fitter. Now, the couple are ready for a change and plan to live on a narrowboat. "It’s time for me to give up the batter and the oil changes and try something new," Sam explained, though she admits they will miss the customers and the incredible community support shown during John's illness.

The Property and Business in Detail

Marketed by Purplebricks, the property boasts:

  • Four generously sized bedrooms.
  • A private back garden and off-road parking.
  • A fully fitted, operational chip shop at the front.

Sam notes the challenges facing small businesses like hers, with rising costs making it hard to keep prices down. Yet, fish and chips remains a Friday night treat for locals, with the most popular order being mini fish and chips with curry sauce.

The shop comes with a food retail licence, offering flexibility. "It might be that the next owner wants to transform the space," said Sam. Her husband Stephen quipped, "It’s like a four bed house with a large deep fat fryer in the living room." The couple's unique home represents a rare opportunity to own a slice of Sheffield community life.
