Ricky Gervais Secures Approval for £5 Million Riverside Mansion After Two-Year Planning Battle

Comedian and actor Ricky Gervais, aged 64, has finally won a protracted two-year planning battle to construct a new £5 million riverside mansion in the town of Marlow, Buckinghamshire. The approval came only after he agreed to pay £10,584 to the local council's Carbon Offset Fund to mitigate his project's environmental impact.

Revised Plans Overcome Initial Rejection on Flood Risk and Climate Grounds

Council officials initially rejected Gervais's application in 2024, citing concerns over 'inappropriate' development in a high-flood-risk zone and 'insufficient' information regarding climate change implications. The proposal involved demolishing his existing flood-damaged home to build a new property featuring a gym and tennis court.

In response, Gervais submitted revised plans that included raising the ground floor by 3 feet to address flooding concerns and scrapping a proposed side-wing while reducing an external staircase. The neo-Georgian style new-build will boast a grand entrance hall, galleried landing, home gym, drawing room, reading area, lift, and a master bedroom with a terrace overlooking an existing tennis court and pond.

Carbon Offset Payment and Bat Conservation Measures as Key Conditions

A critical condition for the green light was Gervais's agreement to contribute £10,584 to the Windsor and Maidenhead Borough Council's Carbon Offset Fund, directly addressing the earlier climate change objections. Planners granted approval after no neighbours raised objections to the revised development.

However, building work cannot commence until Gervais obtains a special licence from conservationists Natural England, following the discovery of a colony of bats roosting in the loft of the existing property. As part of a Bat Mitigation Strategy, he must construct a special bat loft in his new garage and install two bat boxes in nearby trees.

Additionally, the planning permission mandates the creation of a 26-foot-wide buffer zone along the Thames River, further addressing environmental and flood management concerns.

Gervais's Property Portfolio and Broader Context

Gervais, known for roles in After Life and The Office, also owns a £14.75 million nine-bedroom mansion in Hampstead, north-west London, complete with a spa and gym, along with two flats in New York. The Marlow project represents a significant investment in upgrading his residential holdings, albeit with stringent environmental safeguards.

This case highlights the increasing scrutiny on high-value developments in flood-prone areas and the growing emphasis on carbon offsetting in local planning decisions. Gervais's willingness to adapt his plans and fund mitigation measures ultimately paved the way for approval, setting a precedent for similar projects in environmentally sensitive locations.
