Homes Under the Hammer Star Stunned by £29K House's Huge Valuation
Dion Dublin Amazed by £29K House's Staggering Valuation

Homes Under the Hammer presenter Dion Dublin was left utterly speechless during a recent episode, as he explored a two-bedroom terraced house in Alfreton, Derbyshire, that had a remarkably low guide price of just £29,000 at auction. The property, featured in a repeat episode of the popular BBC show, sparked amazement with its potential for a staggering post-renovation valuation.

Dion Dublin's Initial Reaction to the £29,000 Guide Price

Dion Dublin, 56, expressed his disbelief upon arriving at the mid-terrace property located on a busy main road. He double-checked the auction details, confirming to viewers that the guide price was indeed a mere £29,000. "And yes, I did say £29,000, let me just check that quickly," he remarked, before adding, "£29,000 when it went to auction. Let's go see what you get for 29 grand."

Inside the Alfreton Property

Stepping inside, Dion noted that the house felt surprisingly well-decorated, with only minor issues like a partially stripped wallpaper wall and a lack of radiators, aside from one storage heater. He praised the bright and dry interior, highlighting the high ceilings and functional kitchen that required only a basic clean. Two good-sized reception rooms and a really nice kitchen made the downstairs area impressively liveable from the start.

Upstairs, the front bedroom was described as decently sized with ample light, while the second bedroom was "absolutely massive." Dion pointed out a layout quirk where access to the bathroom required walking through the second bedroom, suggesting a simple renovation to add a door and stud wall for privacy. The bathroom itself was deemed salvageable, and the property also featured a small yard space for bins and a shed, along with decent rendering and windows.

Valuation and Buyer Details

Prior to any renovations, a property expert estimated the house could be worth between £115,000 and £120,000 with basic updates like new carpets and decorating. Rental prices were projected at £550 to £575 per calendar month. The buyers, Jamie and Naomi, secured the property for £75,000, with fees bringing the total to £86,000. Interestingly, they had not viewed the house before purchasing, but Jamie's extensive construction experience gave them confidence in tackling the renovation.

Renovation Progress and Final Valuation

With a budget of £10,000 and an 8 to 10-week timeframe, the couple embarked on the renovation. After three months, total expenditure reached £11,200, though they recouped £2,000 by selling the storage heaters. A post-renovation valuation revealed the house could now command between £130,000 and £135,000, exceeding their initial expectations. Jamie expressed delight, stating, "We originally thought between £120,000 and £130,000, but if he thinks £130,000 is the starting point, it's pretty good, then yeah, I'm happy with that!" This indicated a potential pre-tax profit of around £38,000, with rental prices potentially rising to £700-£725 per month.

Homes Under the Hammer continues to air on weekdays on BBC One at 11:30am, showcasing similar property transformations and investment opportunities.
