Railway Town Shildon Crowned Britain's Most Affordable Location for Family Homes

Shildon, a railway town in County Durham, has been officially named the most affordable place in Britain for families seeking to purchase a home, according to comprehensive research conducted by property portal Zoopla. The analysis compared average prices for three-bedroom properties with estimated earnings for couples working full-time, revealing stark regional affordability disparities across the United Kingdom.

Northern Dominance in Affordability Rankings

Towns across northern England, Scotland and Wales overwhelmingly dominated the top positions in Zoopla's affordability rankings, which examined 300 towns popular with families seeking appropriately sized homes. Shildon emerged as the clear leader with an exceptionally low house price-to-earnings ratio of just 1.36, meaning the average three-bedroom home costs approximately 1.36 times the combined annual income of a working couple.

In Wales, Ferndale in the Rhondda Valley claimed the title of most affordable town with homes costing around 1.85 times earnings. Meanwhile, Cumnock in East Ayrshire topped the Scottish rankings with three-bedroom properties priced at approximately 1.68 times dual wages.

The Growing Affordability Gap Across Regions

Richard Donnell, executive director at Zoopla, highlighted the significant affordability variations across different parts of the country. "What stands out is the scale of the affordability gap across the UK," Donnell explained. "In parts of the North East, families can buy a home for much less than the cost of purchasing in the most affordable towns in southern England."

Donnell further noted that while affordable options exist in every region, prospective buyers frequently face difficult trade-offs between lower house prices and proximity to major employment centres. "Many of the most affordable towns in southern England are coastal, meaning better affordability may come at the cost of more expensive travel which may not work for everyone," he added.
