Shildon in County Durham has been officially declared Britain's most affordable location for families seeking to purchase a home, according to a comprehensive new analysis by property portal Zoopla. The historic town, renowned as the world's first railway town following the opening of the Stockton and Darlington Railway in 1825, achieved this distinction with an exceptionally low average house price-to-earnings ratio of just 1.36.

Regional Leaders in Housing Affordability

The study, which examined 300 towns popular with family home buyers, revealed a pronounced geographical pattern, with northern England, Scotland, and Wales dominating the top of the affordability rankings. In Wales, Ferndale in the Rhondda Valley emerged as the most affordable town, where three-bedroom homes cost approximately 1.85 times dual earnings. Meanwhile, in Scotland, Cumnock in East Ayrshire claimed the top spot with a ratio of 1.68.

Expert Insights on the Market Divide

Richard Donnell, executive director at Zoopla, commented on the findings, noting: "The housing market is entering one of its busiest periods, with the most homes for sale in many years and at a time when buyers are becoming increasingly focused on value for money. What stands out is the scale of the affordability gap across the UK. In parts of the North East, families can buy a home for much less than the cost of buying in the most affordable towns in southern England."

Donnell further explained that while affordable options exist in every region, buyers often face a trade-off between lower house prices and proximity to major employment centres. "Many of the most affordable towns in southern England are coastal, meaning better affordability may come at the cost of more expensive travel which may not work for everyone," he added.
